Q: Help me understand: Are you going to buy my house? Or are you going to list it (like an agent)?
A: Great question. While real estate agents list your house and then show it to many buyers to sell it on the open market, we intend to purchase your house from you. We are professional home buyers: We buy houses in Dallas - Fort Worth and surrounding areas that meet our purchasing criteria. From there, we have a few different steps that we take — we may fix up the house to rent it, or we might sell it to someone else.
There’s a difference between what we do at High Five House Buyers and what most real estate agents do: a real estate agent will usually get you to fix up your property before they list it. Then they list it on a service like the MLS and they show your house to as many buyers as they can find… it usually takes 3-12 months to find a buyer. IF they can find a buyer who is interested in your house (and IF the buyer can get financing) then the agent will act on your behalf to sell the house to the buyer. For their services, the agent will take a commission (sometimes it could be a few thousand dollars). We believe that agents provide a great service for those that can wait that long and who don’t mind paying those commissions. But here’s how we’re different: we won’t list your house to find a buyer… we ARE the buyers. We want to buy your house from you directly and pay you cash for it. That’s why there are no fees or commissions.
Q: How much do you pay for houses in Dallas Fort Worth?
A: We look for houses that might be old, in foreclosure, or are distressed in some way, and we buy from owners who do not want to spend the time or money to fix up the property and who do not want to wait to sell. We are experts in real estate finance, which means we work hard with homeowners to help find a win-win price for the house. Thanks to our years of experience, and our network, we don’t do “low ball” offers like some of the other home buying companies out there — we’re able to offer home sellers like you a pretty competitive offer to buy a house in as-is condition, and buy it quickly if you’d like. Our process is very straightforward. We look at the location of the property, what repairs are needed, the current condition of the property, and values of comparable houses sold in the area recently. We take many pieces of information into consideration… and come up with a fair price that works for us and works for you too.
Q: What fees and commissions are you going to charge me when I sell?
A: Here’s the reason that clients love working with us: there are no fees or commissions when you sell your Dallas Fort Worth house to us… and we’ll often pay for the closing costs, too! It’s simple.
